What Is the LTV Cap on a Rs 1 Crore Home Loan?
What you need to know
- Loans above Rs 75 lakh: maximum LTV of 75%
- For a Rs 1 crore loan requirement, the buyer typically needs the property valued high enough, and must fund at least ~25% from own sources
- LTV is calculated on the bank's assessed/agreement value, not necessarily the buyer's asking price
- Individual banks can apply a stricter internal cap than RBI's ceiling
- Slabs below Rs 75 lakh get higher LTV: up to 80% (Rs 30-75 lakh) and up to 90% (up to Rs 30 lakh)

The law behind it
RBI Loan-to-Value (LTV) Norms for Home Loans
RBI caps how much of a property's value a bank can lend as a home loan, on a sliding scale - the bigger the loan, the smaller the percentage. This decides the minimum down payment a buyer must arrange from their own pocket.
