What Is Carpet Area Under RERA?

Short answer: Carpet area is the actual usable floor space inside your flat's walls, including the space taken up by internal partition walls, but excluding external walls, lift/duct shafts, and any exclusive balcony, verandah or open terrace. It's the only area figure a RERA-registered project can legally price and advertise by.

Definition of 'Carpet Area' Under RERA

RERA legally defines carpet area as the actual usable floor area inside your flat's walls. This is the only area a builder can legally price and advertise a flat by, ending the old practice of quoting confusing 'super built-up area' figures.
